How Ontario property tax is calculated

Annual property tax = MPAC assessed value × total residential tax rate (municipal + regional where applicable + education 0.153%). Ontario assessments are still based on January 1, 2016 values, so your assessed value is usually well below today’s purchase price.

Toronto Vacant Home Tax: homes in Toronto vacant for more than six months in a year pay an extra 3% of assessed value (2024 taxation year onward). Every owner must declare occupancy status annually or be deemed vacant.
